What it takes to find and close a great investment property deal?

When you start investing into properties for investment purpose, then you have to develop a visionary instinct that will help you figure out, which properties are worth the investment, and which are not. You will be able to easily spot if a property has a good potential but is managed poorly, or had different type of problems, but not from a prospective of a property itself.

Read more in this article about what it takes to find and close a great investment property deal.

Investing In Multi-Unit Apartment Building Vs. Single Family

A bigger size property, however, doesn’t necessarily mean more risk. Losing one tenant in a single family will “hurt” you more than losing one tenant in a multi-unit apartment building property. This concept is called economies of scale where you get cost advantages due to expansion. It is smarter to invest your money into a multi-unit apartment building, since it will lower your risks and increase your chance of having extra cashflow each month to reinvest your money in other properties.
Well, it may be true, but you need some balls to jump into a bigger size property.

Some would recommend that you invest in a single family property while others will state that a multi-unit apartment building property is a better investment.

Data displays for self-awareness

From Prof. Tufte's website.

At the end of 2005, Nicholas Felton decided to publish a report that would chronicle his life over the previous year. He looked through his music archives to see how many songs he had listened to. He checked his airline ticket stubs to see how many miles he had flown. He aggregated the number of books read and photos taken. He compiled those and myriad other data points into his first annual report about his life, aptly titled, “The Feltron Annual Report.”

Should I get Shark vac steamer? Over 210 degrees of heat?

I am so divided about this Shark vac steamer. First, I'm worried about the floors if it's true that the steam is over 200C???? Is that normal, and can that do any damage to floors?

On the other side, there is a whole notion of having this wonderful machine that does it all in one swoop :) That would make me really happy, because that way I could skip whole bunch of walking back and forth to do one thing after the other when cleaning the main floor.

There is a review of Shark vac steamer here, and so far I like what I see. Should I get it?

Is it normal to smoke while you are trying to build 6-pack?

On Saturdays I like to read different articles, and here is what I see now about teenagers who smoke while bodybuilding. I can't understand why would anyone bother with bodybuilding if you will smoke?

Is it normal to smoke while you are trying to build your body into a nice figure? Read it here and let me know what do you think?

Stretching and Flexibility Training

I started stretching and flexibility training, and now I do it every morning. Not an easy thing to do at my age, but as long as I exercise, I'll also keep doing the stretching. Stretching means just properly to enter the exercise. I usually spend 5-8 minutes stretching before I start biking or slowly running. No rush, what I would say, but I do streatch my legs before starting any of physical activities.

Btw, I like this pic:

So, remember stretch before you start your daily exercise. Read the notes how it is best to do.

Enjoy your exercise and keep it safe, do not push to the limits.

Who needs a $100 extra n gigabit router?

Oh... As soon as I bought the Linksys router, now I read about this new d-Link dir-655 n gigabit wireless router, and started wondering if I should've got that one. But why would I pay extra $100 for just a different type of the router?

Anyway I like the features they listed there, but I don't think I'll be returning my new Linksys router...

Help: Undecided about the new super fast Panasonic 64GB SDXC memory card

Seems that more people is thinking about this new super fast Panasonic 64GB SDXC memory card, but my only concern is that the price of my camera is so small that I can't easily justify paying $500 for a memory card.

What do you think is it worth spending this money for a fast memory card?

Don't get me wrong, I love having huge storage, speed shutter feature, taking 3 pics at once, then pick the best later, but $500? Please let me know your opinion.

Is buying SDW64GE1K - 64 GB SDXC Flash memory card worth gold?

I am still wondering if buying SDW64GE1K - 64 GB SDXC Flash memory card is worth gold? I would like to stay with Panasonic memory, since I believe that if things work better if they are from the same manufacturer, but that doesn't have to be the case. Anyway, I still have to read reviews and decide if I'll fork out $500 for memory, even though I love the speed between burst shots.
